The most affordable managed WiFi for apartments and condos in Australia
For Australian apartments and condos, the most affordable managed WiFi is usually one shared building network instead of dozens of retail NBN contracts: one fibre service, building-wide access points, and a private network per apartment. Residents connect on move-in day and typically pay less than a standalone plan, while the building earns from a service it controls.
Most BTR WiFi is just bulk NBN. Residents expect their own network.
The Reality
- • 8+ connected devices per apartment
- • Netflix, console, smart-home, work-from-home
- • Per-tenant privacy is non-negotiable
The Problem
- • Bulk NBN gives every tenant the same broken WiFi
- • Building manager fields every WiFi ticket
- • Reviews and renewals tank when WiFi is bad
The Solution
- • Per-apartment VLANs on a multi-gig backbone
- • Resident-direct billing via Stripe and PayPal
- • 1800 resident line, building manager off the hook
Everything BTR operators need. Nothing residents notice.

Every resident. Every device. Their own private internet.
Each resident gets their own dynamic WiFi key. Behind that key sits a Virtual Resident Gateway, their own private VLAN, their own NAT pool, their own personal area network. It works exactly like the WiFi at home, except the building takes care of the hard parts.
Personal Area Network (PAN)
Residents see their own Chromecast, Sonos, Echo, smart bulbs, console, printer, nobody else’s. Enterprise security with home-like comfort. A personal portal makes self-managing devices easy.
One password, everywhere
The same dynamic key works in their unit, the gym, the lobby, the pool, the coworking lounge, the parking garage. Full-building coverage with one credential. No re-login, no roaming break.
Like a home router
Port forwards for game hosting, web servers, dev work and home-automation hubs, managed from the resident portal. The technical residents stop emailing the building manager for static IPs.
Work-from-home VPN
Every resident can configure a secure VPN tunnel back to corporate, set up from the resident portal. Ideal for the long-stay BTR demographic working hybrid days from the unit.
Move apartments, keep the network
Internal building transfer? Credentials follow them. Devices auto-rejoin the moment they walk in to the new unit. No re-pairing the smart lights, no concierge ticket.
Privacy by default
Every resident is fully isolated from neighbours. Zero-trust between units. No accidental Bluetooth speaker takeovers, no neighbour fishing for printer access.

Everything the BTR back-office needs.
Eight platform features Liveport delivers for Australian build-to-rent operators, the parts the residents never see, but the asset managers, leasing teams and ops crews use every day.
Fair-share bandwidth
Per-unit equalisation. One resident streaming 4K can’t drag the whole floor down. Every apartment gets their fair slice automatically.
Tiered premium internet
Free baseline included with rent. Paid 1Gbps tier sold via the resident portal, posted to rent or charged direct via Stripe. New revenue line, not just a cost centre.
Multi-PSK staff access
Concierge, building manager, maintenance, cleaning, security and contractors each get role-specific WiFi keys. One compromised handheld doesn’t open the network.
Pipe-agnostic neutral host
Works on NBN, Opticomm, OPENetworks, Lightning Broadband or dark fibre. Liveport runs the WiFi layer; you keep your fibre relationship.
Move-in / move-out lifecycle
6, 12, 24-month leases all handled. Lease-end triggers a clean wipe; new tenant’s credentials are ready before keys are handed over.
Smart-amenity ready
Gym, pool, parking, EV chargers, smart locks and intercom all run on the same network with the same management plane. One pane of glass for the whole asset.
Privacy Act compliant
Resident data hosted in Australia. Audit-ready logs at per-apartment resolution. Australian Privacy Principles and Privacy Act 1988 compliant by default.
Body corporate & strata friendly
Handles strata-aligned BTR, owners corporation governance and embedded-network mixed buildings. Fits the Australian property structure, not retrofitted from a US model.
Built for every Australian rental format.
Liveport runs managed WiFi for build-to-rent (BTR), multi-dwelling units (MDU), co-living, apartment buildings, single-family rental and embedded-network communities across Australia and New Zealand. NBN-ready, Opticomm-ready, fibre-agnostic. Australian-owned, data hosted in Australia.

Operator Questions
How does this compare to bulk NBN per apartment?
Bulk NBN gives every tenant the same SSID and the same problem. Liveport runs a per-apartment VLAN, so every tenant has their own private network, and you bill them directly through Stripe or PayPal.
How does resident billing work?
Stripe and PayPal direct-to-resident, or post to PMS folio (Yardi, RMS and most major systems). You set the tiers, we handle the activation, the renewals and the failed-card retries.
Is Stripe billing direct secure between rooms?
Yes. Per-apartment VLANs isolate every resident’s traffic. Stripe handles PCI scope; we never store card details on-network. Each apartment is, in network terms, its own building.
What contract length do you require?
Three years standard for new builds, with month-to-month extensions afterwards. We also offer Liveport-as-a-Service if you’d prefer operational expense over capital expense.
Who owns the hardware after the contract?
The building owner. Hardware belongs to your property after the contract. We also offer financing options and a Liveport-as-a-Service model for owners who’d prefer operational expense over capital expense.
